Remodeling & Restoration
Overview:
I assisted a private owner/builder during this six-year period with maintenance, management assistance, restoration and remodeling on five properties, which were purchased, managed and sold upon completion by the owner/builder.
The properties consisted of (three) single-family houses and (two) 4-plexes, one of which was an historic apartment building in midtown Sacramento.
The owner/builder and I worked together on a daily basis and performed about 90% of the work. I assisted with tenant relations and unit maintenance during the alteration and ownership phase. An occasional outside professional was called in for a specific job, when convenient.
Private owner/builder:
Richard Harvey (916-549-8983).
Mr. Harvey had a Sacramento business license registered as ‘remodeling / restoration design strategies.’ he moved to Florida in late 2006 after the sale of the final property. He has kept his California phone number.
Maintenance and tenant relations:
The tenant mix in the various properties ranged from young single professionals to families with young children. I would service units with regard to minor electric, plumbing, window maintenance, hanging shelves, floor tile replacement, appliance removal and replacement, painting, door adjustments and light fixture replacements. Tenant requests were taken seriously and responded to quickly.
I had a trusting relationship with many of the tenants and was able to get the work done with relatively short notice. In some cases we needed to accommodate unusual working hours and work out a mutually agreeable schedule.
Respect and good service paid off. Things went well.
Remodeling work standards:
Most of the individual unit work was performed while the tenant was at work or away. We usually had everything cleaned up by the time the tenant returned home.
When extensive restoration was called for, a particular unit would be approached in its vacant state and then rented at completion.
Quality was always expected: foundations were checked and any evidence of mold was treated. The structures were always examined to see if they were level.
Tile, whether vinyl composition or porcelain, was installed to last and to look attractive. All seams were caulked with a glass-like smooth finish.
Wood and other materials were cut to close tolerance.
Painting was carried out in the consecutive steps of cleaning, scraping, sanding, filling with composite putties, caulking, priming, and painting.
New windows were installed or historic ones were removed, repaired, and re-installed for ease of operation. Doors were hung and tested for squareness.
Plumbing fixtures were double-checked for water-tightness after installation.
Ceiling lights and electrical outlets were installed according to code.
Landscaping was planted with mixed amendments and mulched for water retention and conservation.
Although time was important, quality and curb appeal always won out.
Specific work performed:
Tenant notification of specific or general building work with regard to time of day and duration. I would also notify owner/builder if a tenant requested a schedule change..
Material loading and unloading, tool set-up, site prep, demolition, pressure cleaning, assisted in plaster and sheet rock repair, molding and trim installation, window removal and repair, underlayment and tile installation, window blind installation, electric outlet and ceiling light installation and minor plumbing repair, interior preparation and painting including detailed wainscot, kitchen cabinetry detail with allot of color variation.
Exterior trim application and residing with wood and cement board. Exterior surface cleaning, sanding, scraping, filling, smoothing, priming and finish-painting.
Partial foundation trenching, cement preparation and application.
Landscaping (digging, mixing soils, planting and mulching).
Setting up, breaking down and working on a 3-stage, 20-foot high, scaffolding system.
Participated in decision-making regarding colors, their application and architectural detail.
